
Kansas City-based NorthPoint Development LLC seeks to rezone 190 acres of agriculture for an industrial park. According to the developer’s estimates, the new park would create more than 800 new jobs and inject as much as $34 million into the community.
The majority of the jobs would be warehouse positions and forklift operators.
If built, the warehouse would join others designed and built in the Northeast U.S., from Maryland to Pennsylvania.
The developer aims to extend Austin Ridge Drive from Courthouse Road to serve as the facilities’ main entrance.
The Stafford County Planning Commission heard the rezoning case on September 28. During the hearing, the planning commissioner asked NorthPoint to reconsider some of its proffers, such as agreeing to provide the county with cash for park and recreation and funds for fire and rescue.
County documents state that NorthPoint won’t give money for parks because new development will generate $2.2 million in Real Estate tax revenue over 10 years.
However, it will provide $100,000 for fire and rescue, county documents state.
If built, the development will have multiple warehouses up to 50 feet tall.
The Planning Commission meets at 6 p.m. at the County Government Administration Center, 1300 Courthouse Road.
Several logistics companies, DHL and Genesis Logistics, Inc., will call the area at I-95 and Courthouse Road home. In 2019, VDOT built diverging diamond interchange to improve traffic flow, replacing the old diamond interchange dating back to I-95’s construction in the 1960s.
