Data centers, high-density housing, and transmission lines—oh my! Prince William County’s development is booming—or raging, depending on your perspective. One thing is clear: it’s not sustainable, and the current pattern of growth is eroding our hard-earned smart growth framework. Still, that foundation remains. We just need to strengthen what we have and focus new growth where it makes sense.
Here’s the thing though. Greenfield development i.e., on wooded lots or agricultural land – is easier and often more profitable for the developer. But just because it’s more profitable for the developer, that doesn’t mean it’s the fiscally responsible approach to take. Sprawl is expensive.
So how do we encourage the kind of development we actually want, in the places we actually want it? What are development incentives? And can they really work in Prince William County to help us grow smarter and more sustainably?
